How it works
Ecadoro's legal and technical team reviews every project in Quito, Guayaquil or Cuenca: municipal permits, mortgage status, third party appraisal and construction progress. Only 8% of the applications received in 2026 have cleared the investment committee.
We publish an offer with a fixed rate, term, payment schedule and guarantees. The developer signs a loan agreement with a first-lien mortgage in favor of the investors.
Investors commit from USD 100 through an Ecuadorian bank transfer or international wire. Funds sit in an escrow account audited by Pichincha Casa de Valores.
While the project runs you receive monthly or quarterly interest in your bank account, with site photos, construction updates and budget progress in your personal dashboard.

Frequently asked questions
In crowdlending you lend money to a developer and receive periodic interest until your capital is repaid. In equity crowdfunding you become a shareholder of the project and your return depends on the final profit. Ecadoro operates under a crowdlending model with a mortgage guarantee.
Yes. Since 2020 collective financing has been recognised by the Organic Law for Entrepreneurship and Innovation and regulated by the Monetary Policy and Regulation Board. Ecadoro is registered with the Superintendencia de Compañías, Valores y Seguros.
The minimum ticket is USD 100 per project. We recommend diversifying across at least five projects to reduce concentration risk.
As an investor you hold a first-lien mortgage on the property. If the developer defaults, the trustee starts the foreclosure process and distributes the proceeds among lenders pro-rata to their participation.
Yes, residents in Spain, the United States, Italy and other countries can invest from their international account. We provide tax support to declare the interest both in Ecuador and in the country of residence.
Interest is considered financial income and is subject to the prevailing income tax withholding. Every year we issue a withholding certificate for your personal tax return.
